General Contracting

A sequential design-bid-build process, typically delivered under a lump-sum or cost-reimbursable contract, is the traditional method of project delivery. The client retains an architect or engineer to design the project and to prepare the necessary drawings and specifications. After the architect/engineer completes the drawings and issues them for pricing, the client selects the general contractor through a sole source or a competitive bid process.

As the general contractor, LeVeck provides a confirmed price–after design is complete and before construction begins. LeVeck executes the project and generally assumes the risk of cost overruns based on clearly defined budget and scope parameters.

Advantages

This method appeals to clients who have the resources and construction experience necessary to independently contract with the architect or engineer and general contractor. While it requires a longer schedule, you maintain greater project control, and may benefit from the reduced risk that is inherent in other project delivery methods.

Design-Build

Design-Build presents a great opportunity for early collaboration. Rather than separate the “Designers” from the “Builders”, Design-Build delivery formalizes a partnership between design and building teams throughout the entirety of the project, from inception to completion. This includes the contributions of key subcontractors and engineers during the conceptual stages of design. At LeVeck, we believe that our experience and knowledge permit us to substantially support the design process, by offering informed suggestions about things like structural system alternatives, construction details, materials, and many other components that can translate design concepts into reality. Frequent group meetings stimulate an exchange of diverse ideas and perspectives, and often uncover unexpected ways to add value to the project. They permit rapid communication and immediate clarification, useful insights and speedy feedback; and these in turn promote timely decisions and quick turnaround. In a Design-Build process, these dynamic iterations between design and building teams yield a seamless transition from design to construction, and substantial time and cost savings to the owner.

LeVeck’s Construction Management services include budgeting, cost-estimating, value engineering, design team and contractor selection, constructability analysis, scheduling, phasing and site logistics studies. During construction, our services also include pre-emptive quality control, safety management, and construction administration.

We help owners identify and hire the right design and building teams for their projects, and then provide the leadership and resources required to make those projects successful. We keep projects on time and within budget, and teams working together. Our solution-driven approach is collaborative and focused on the end-goal, fostering win-win teamwork among owner, design team, and building team.

As construction manager, LeVeck applies its knowledge of construction costs, schedule, and market trends to help ensure the project is executed within your fiscal guidelines. LeVeck’s goal is to value engineer projects to find alternative construction methods and materials that will result in quality enhancements, serviceability, and life cycle improvements.

LeVeck provides advice on all or part of the project cost, minimizing the risk associated with having an incomplete scope of work during preconstruction. The final cost, however, remains with you, as all project costs are typically reimbursable.
